Home Showcase: Get away from it all, but still have it all with Weston Colonial
Even if you’re not familiar with Patrick Ahearn’s portfolio, you might have already swooned over some of the architect’s timeless work and restorations on the Cape or in one of Boston’s tony suburbs.
Spanning styles, from a Cotswold cottage to a grand Colonial, Ahearn’s confident touch is all about livable elegance. With 2 Meadowbrook Road in Weston, just down the road from the Weston Golf Club, buyers will find a stately Colonial on 3.5 private acres.
This may be an odd and particular fixation, but there’s something intensely satisfying about the home’s symmetrical exterior. As the long driveway winds past the home’s tennis court — lighted for evening matches — the home emerges, all 10,029 square feet of it.
Boasting six bedrooms, eight bathrooms, and myriad other spaces for working, working out or hanging out, 2 Meadowbrook Road is a home that might attract guests who won’t want to leave. And, with this much space, they may not have to.
There’s a natural flow to living here. The chef’s kitchen opens to a sunny bay breakfast nook with views of the patio and lush grounds. After breakfast, kick back in the family room around the fireplace as glass-paned doors flood the room with warmth, or head to the...
Shelly A. Clark, a resident of Oakham, has joined ERA Key as a Realtor in the Spencer office.
Shelly previously was a marketing and specialty leasing manager for JLL then Vintage Real Estate LLC at The Mall at Whitney Field in Leominster. Before that, she was a specialty leasing representative for New England Development, then director of mall marketing for Simon Property Group, both at the Auburn Mall.
She earned an associate’s degree from Mount Ida College in Newton. She also earned specialty leasing and certified marketing director designations from the International Council f Shopping Centers (ICSC). She is also a member of the Leominster Health Alliance Hospital Guild, the Nashoba Valley Chamber of Commerce and the North Central Massachusetts Chamber of Commerce.
“ERA Key Realty Services is providing me with the appropriate tools and support as I make the transition from commercial real estate to residential real estate,” Shelly said. “The oversight, programs and support are invaluable in this changing and robust market. The team mentality is unparalleled in this industry and should be celebrated.”
In spite of the pandemic, home sales are booming both nationally and here in Worcester County.
Sales increased by a record 24.7% from June to July, according to the National Association of Realtors, which said the gain is the strongest since the NAR began its monthly survey in 1968.
With the economy beginning to reopen and Realtors adjusting to doing more of their work online, it’s no surprise that July sales showed a significant increase from June. However, sales were also up 8.7% from July 2019 — before the pandemic.
Sales were driven not only by the re-opening economy, but by record-low mortgage rates. Unfortunately for buyers, low rates and a shortage of inventory boosted the price of homes sold by 8.5% from a year earlier to $304,100. Even when adjusted for inflation, the price is 3.4% higher than the price during the 2006 bubble.
We expect the current seller’s market to continue until inventory increases. Downsizing baby boomers will help add to inventory, but an increase in new construction is also needed. New housing was being constructed in July at a seasonally adjusted annual rate of 1,496,000 homes. That’s 22.6% higher than the June estimate of 1,220,000 homes and is 23.4% higher than the July 2019 rate of 1,212,000 homes.
A home at 168 Partridge Hill Road, listed by ERA Key’s Peter Rotundo, was featured this week as a “House of the Week” in the Telegram & Gazette. The following write-up is from the Telegram & Gazette.
CHARTON — This four-bedroom, four-bath contemporary home offers nearly 200 feet of waterfront shoreline on the private, fully recreational South Charlton Reservoir.
The 5,184-square-foot home at 168 Partridge Hill Road features 18 Palladian windows in a three-story atrium that optimizes spectacular views of the lake during every season.
“The best feature of this house is that it sits on a lake, so it’s your everyday home and vacation home all in one,” homeowner Bill Fontaine said. “The position on the lake is really good. It has a high elevation, so we get this great view of the whole lake.”
It is listed with Peter Rotondo of ERA Key Realty Services - Alliance Realty for $915,000.
Among his favorite features, Rotondo spoke of the location with its easy access to commuting routes, the “stunning” kitchen and the size of the property.
