Spruce Pond Village, Franklin

Spruce Pond Village is a condominium development of half-duplexes and townhouses near the center of Franklin. These condos get their name from Spruce Pond, a small pond that surrounds most of the neighborhood. This complex is less than a mile down the road from Interstate 495, which travels north towards New Hampshire and south towards Cape Cod. Residents can also travel directly into Boston’s South Station by way of Franklin’s local MBTA Commuter Rail stop.

Most of these condos also have a basement, attached garage, central air, a private porch or deck, and are furnished with all the essential kitchen appliances. Spruce Pond Village is located on Quince Island Road, Quince Landing, Highbank Road, and Spruce Pond Road. These streets connect to form a series of cul-de-sacs with no through-traffic.

These condos are located directly south of Central Street in Franklin, where locals will find many of the town’s local businesses, restaurants, grocery stores, banks, and shopping plazas. Residents of Spruce Pond Condominiums are also located about ten miles west of Patriot Place and Wrentham Village, two large outdoor shopping plazas with more than 200 eateries and shops collectively. Gillette Stadium, the site of New England Patriots football games and music concerts, can also be found in the same complex as Patriot Place.

This condominium complex is approximately one mile east of Franklin State Forest, the largest forest in the entire city. Visitors of the forest can hike, bike, and more along its many trails and nature paths. Adjacent to the forest is Chilson Park, a popular summertime destination due in part to Chilson Beach, which is located along Beaver Pond’s northern coast. Spruce Pond Condominiums is also within a couple miles of Franklin Country Club, a private club that has an 18-hole golf course, in-ground pool, event hall, and more.
